Oaks Golf Club rezoning allows for new tourist potential

The NSW Government has approved a rezoning at The Oaks Golf and Country Club site to help create a new tourism and recreation facility to assist the local economy and boost housing supply.

Member for Cessnock, Kerry Hickey, said the Cessnock City Council’s local environmental plan (LEP) would make allowable a mixed residential and open space development at the Oaks Golf and Country Club, including:

• 170 residential dwellings;

• Motel complex;

• Retail outlet; and

• Extension of the existing golf course over adjoining land.

Mr. Hickey said that the realignment of the golf course would enhance the profile of the club and was a much needed boost for the local area.

“The rezoning will add both diversity and value to the existing course and to the type of golf related events the club can offer the public,” Mr. Hickey said.

“It will also provide new land for housing around the golf course, which will allow future residents to take advantage of the club’s recreational activities and attractive vistas.

“Furthermore, the seven holes lost to residential development will be replaced on adjoining land, so no open space will be lost as a result of this proposal.”

Mr. Hickey said that as the site adjoins existing urban development, the rezoning would take advantage of existing services and infrastructure.

“The rezoning is also consistent with the objectives of the Lower Hunter Regional Strategy to support further housing development,” Mr. Hickey said.

“Following public exhibition by Council, the layout of the proposed residential development was amended, and this will result in improved environmental outcomes for the site.”

Council has indicated that a vegetation management plan will be implemented to ensure ongoing environmental management and conservation of the site’s biodiversity.

Some feedback raised issues regarding the proposed location of the tees, and Council have indicated that these issues will be addressed at the development application stage.

The proponent will now be required to lodge detailed development proposals prior to building works commencing on site.
