The 27-year-old man was asleep in the Bowditch Avenue premises at 1am when he awoke to a smashing sound and his smoke alarm blaring.
The man went to escape through the front door of the burning home but the fire forced him to retreat to his bedroom.
He climbed out of the bedroom window and called triple-0.
Fire and Rescue NSW attended the scene and worked for about two hours to extinguish the blaze, but the home was completely destroyed.
The man was treated at the scene for smoke inhalation. Police said he declined to go to hospital.
The man was the only person in the home at the time of the fire.
Central Hunter police investigated the incident and established that there were no suspicious circumstances surrounding the fire.
The blaze was believed to have started in the roof of the home, likely as a result of air-conditioning.
