BELLBIRD will be home to more than 1600 new families by 2026 with the launch of Mt View Grange Estate’s first stage on Friday.

Johnson Property Group mamaging director Keith Johnson told the Advertiser there had already been considerable interest in the development.

“We’ve sold 18 blocks in the past week, so there is definitely a demand for it,” he said.

Mr Johnson added that a lot of interest had been coming from young couples in the Cessnock region and that interest was testament to the need for such a project.

“Surprisingly there has been considerable interest from families in the local area,” he said.

“It demonstrates there’s strong market demand for well-priced, generous-sized, easily accessible land in the Lower Hunter.”

The 240-hectare site which overlooks the Brokenback Ranges, will be transformed into a master-planned rural community.

The estate will also be home to a 3.11-hectare town centre, while blocks ranging from 450sqm to 1800sqm will also be on offer.

Stage one comprises 60 lots ranging from 611sqm to 850sqm and Mr Johnson said a $138,000 price point made them attractive for first home buyers.

“Most sites in precinct one are near-flat, making building the dream family home even more affordable,” he said.

“With their proximity to Cessnock town centre and connectivity to the Hunter Expressway, demand for the sites is already proving strong.”

Mr Johnson added that all blocks would be fully serviced with natural gas, water, sewer, power and NBN connections all pre-installed.

Cessnock Mayor Bob Pynsent said that developments such as this were vital to the future of the Cessnock local government area.

“Continued investment in our community is vital as we experience population growth,” Cr Pynsent said.

“Our LGA offers a wonderful lifestyle and affordable living that is attracting people to make the move.

“Council is looking forward to meeting our newest residents.”
